Guaranteed rent for blocks of flats
Guaranteed rent for a block of flats means leasing the block, or several flats, to a vetted guaranteed rent provider, such as a housing association or council, for 3 years or more. They pay the agreed rent monthly, including when units are empty unless the contract says otherwise. It can suit providers who want several homes in one building.

How does guaranteed rent work for a block of flats?
A vetted guaranteed rent provider leases the property for 3 years or more and pays one agreed rent each month, as your signed agreement sets out.
For a provider, several units in one building can make support and management simpler. For you, it can mean one lease and one organisation responsible for the whole block.
Every block is different. Whether a whole-block lease works depends on the building, its condition and what providers in the area need. We'll give you an honest view before anything goes further.
What do providers look for in a block?
Each provider sets its own requirements, but a safe, well-kept home with current certificates is the starting point.
- → Self-contained flats in good repair
- → Up-to-date fire safety and building compliance for the block
- → Current safety certificates for each unit
- → Clear ownership and the ability to lease the units
