Guaranteed rent

Social Ready is a UK marketplace that connects private landlords with vetted guaranteed rent providers, including supported-living and social-housing providers. Providers take on long leases and pay guaranteed rent monthly as set out in the agreement, so there are no void periods during the lease.

A vetted provider leases your property on a long agreement, 3 years or more, and pays the agreed rent monthly as set out in your agreement, including when the property is empty, unless the contract says otherwise. Social Ready handles the matching and negotiation.

Yes. Creating a landlord or provider account is completely free with no obligation. You only proceed if you are happy with an agreement.

The provider manages the tenancy day to day, including tenant communication and routine maintenance, so letting is hands-off for the landlord.

Leases run for 3 years or more. The exact term and any break clauses are set out in your Rent Guarantee Agreement.

Rent is paid every month on the same date by BACS. Payment continues as set out in your agreement, including when the property is empty, unless the contract says otherwise.

No. There are no management fees for landlords. Guaranteed rent is often set below full market rent in exchange for certainty, so compare the agreed figure with the costs and voids it removes.

Landlords provide a valid EPC, Gas Safety certificate and EICR, and a property in safe, habitable condition. Our team will tell you if anything else is needed for a specific provider.

Social Ready operates across England, Scotland and Wales from its base in Watford, Hertfordshire, with London as our top priority. We also look for property in the Midlands, North West, Yorkshire, North East, South West, South England, Wales and Scotland. We do not cover Northern Ireland.

We look for studios and 1–4 bed properties, HMOs and shared accommodation, blocks of flats and larger portfolios, available now or in the coming months.

Renters' Rights Act

A long-term lease to a vetted provider can reduce the risk, admin and uncertainty of rent reform for some landlords. Under the Renters' Rights Act in England, Section 21 is abolished and ASTs become periodic tenancies; a genuine lease to an organisation is a different arrangement with a fixed term and agreed break clauses. This is general information, not legal advice — take independent advice on your situation.

The Renters' Rights Act 2025 changes came into effect in England on 1 May 2026. They apply to existing and new tenancies.

Yes. Section 21 'no-fault' evictions are abolished in England. Landlords seeking possession must use Section 8 with a valid ground, often with a 4-month notice period.

Existing and new ASTs become assured periodic tenancies with no fixed end date. Tenants can give 2 months' notice, and rent increases go through the statutory process once a year.

No — a genuine lease to a company or organisation is not an assured tenancy, so it can be a fixed term with agreed break clauses. However, the people living in the property may have their own protected tenancies with the provider, so every arrangement must be genuine, properly documented and checked by an independent solicitor.

Providers & councils

Every provider is financially checked and approved by Social Ready before their offers are forwarded to landlords.

Supported-living providers, housing associations, local authorities and temporary accommodation providers can all partner with Social Ready. Registration is free.

Providers set their requirements, browse live listings and make offers that fit their service model and client group. We add curated matches with expert commentary and handle the negotiation.

Landlords supply an EPC, Gas Safety certificate and EICR and a safe, habitable property, and our team checks the essentials before a deal progresses.

04
Agents & referrals

Yes. We pay a £100 referral fee to sourcers and letting agents on successful completion of a property they introduce.

Yes. Choose "I'm an agent or sourcer listing on behalf of a landlord" on the listing form and we'll keep you in the loop through to completion.

A member of the team reviews your details and gets in touch to talk through next steps. There is no obligation to proceed.
