1. Introduction

Welcome to Social Ready LTD (“we”, “us”, “our”). We provide rent-guarantee and property management services to landlords (“you”, “your”). By accessing this website or using our services, you agree to be bound by these Terms & Conditions.

If you do not accept these terms, please do not use this website.

2. Services Provided

We specialise in:

  • Offering guaranteed rent contracts to landlords for periods of 3–5 years,

  • Managing tenants, property maintenance, and compliance (where agreed),

  • Acting as the main leaseholder/tenant for the fixed contract term.

Full service details will be set out in your individual Rent Guarantee Agreement, which overrides this website version if there is any conflict.

3. Eligibility

To use our services, you must:

  • Be the legal owner or authorised agent of the property,

  • Provide accurate and complete information,

  • Maintain compliance with relevant UK laws including the Landlord and Tenant Act 1985, Housing Act 2004, and HHSRS standards.

4. Rent Guarantee Agreement

A formal contract will be issued containing:

  • Monthly rent amount guaranteed,

  • Contract start and end date,

  • Payment schedule,

  • Property obligations (repairs, safety certificates, inspections),

  • Termination or break-clause conditions (if applicable).

The website does not constitute a binding offer—only a signed contract does.

5. Landlord Responsibilities

You agree to:

  • Provide the property in a safe and habitable condition,

  • Supply valid EPC, Gas Safety Certificate, EICR, and other required documentation,

  • Maintain structural repairs, exterior issues, and major items unless otherwise agreed,

  • Ensure there are no undisclosed charges, restrictions, or mortgages impacting a tenancy agreement.

6. Our Responsibilities

We will:

  • Pay the agreed guaranteed rent regardless of tenant occupancy (unless stated otherwise in your contract),

  • Manage tenants and property condition as per your agreement,

  • Conduct routine inspections and handle minor repairs (if included),

  • Ensure compliance with tenant-related legal obligations.

7. Payments

  • Rent is paid on the same date each month, by BACS transfer.

  • No deductions will be made unless specified in your signed agreement.

8. Termination

Termination may occur:

  • At the end of the fixed term,

  • By mutual consent,

  • If either party commits a material breach of contract,

  • Under any break clause agreed within the contract.

All termination rights are fully defined in your Rent Guarantee Agreement.

9. Limitation of Liability

We do not accept liability for:

  • Losses due to inaccurate information supplied by the landlord,

  • Factors outside our reasonable control,

  • Indirect or consequential damages.

Nothing in these terms limits liability for fraud or death/personal injury caused by negligence, as per UK law.

10. Website Use

You agree not to:

  • Use the site for illegal purposes,

  • Attempt to copy, scrape, or access restricted areas without permission.

11. Intellectual Property

All branding, logos, content, and media belong to Social Ready LTD unless otherwise stated.
You may not reproduce or distribute without permission.

12. Governing Law

These terms are governed by the laws of England and Wales.
Disputes will be subject to the exclusive jurisdiction of UK courts.
